Schedule E download for DIY landlords

Updated 2026-09-11 · Not tax advice

US landlords report most residential rentals on Schedule E (Form 1040), Part I. The form wants one column per property — not one pile for the whole portfolio. RentLedger.pro is web books that download that worksheet. We do not e-file. We do not compute depreciation. We do not connect to your bank.

The lines that matter in the books

3Rents receivedIncome you tagged as rent for that property

Refundable depositsStay off line 3 while you hold them

Here’s what your CPA gets

A calendar-year Schedule E Part I worksheet from the books you typed. One column per property. Rents on line 3. Ordinary expenses on lines 5–19. Totals they can sit next to the 1098 from the lender. Included with the books — not a paid add-on.

Oak Street and Pine Court below are sample doors. That table is the shape of the file. No account required.

How you download it

In the app: Reports → pick the calendar year → Download for your CPA. You can also export a bank CSV or a QuickBooks 3-column CSV if your preparer lives there. We do not sync live to QuickBooks Online.

What you still bring

The 1098 from each lender. Closing statements if you bought or sold. A mileage log if you deduct auto. Anything we do not have because we never logged into your bank. Your CPA files. You sign. Rental tax questions to take to your CPA lists the IRS pages for repairs vs improvements, depreciation, mileage, QBI, and passive-loss rules.

What this is not

We do not e-file. We do not calculate depreciation. We do not connect to your bank. The download is a workpaper for you or your CPA — not a filed return. Refundable deposits stay off line 3 while you hold them.

Included vs a paid tax add-on

As of September 2026, Stessa puts Schedule E on the paid Manage plan. Landlord Studio puts it on Pro. Included vs a paid report. Stessa Schedule E vs RentLedger.pro. Check their sites; plans change.
